Your Roofing Questions, Answered

From roof replacements to emergency repairs, skylights, and flat roofing — find expert answers to the questions Toronto homeowners ask most.

Roof Replacement

How do I know if I need a full roof replacement or just a repair?

If your shingles are curling, cracking, missing granules, or are over 15–20 years old, a full replacement is usually the most cost-effective long-term solution. Minor leaks or isolated missing shingles can often be repaired. Our team provides a free on-site inspection and honest recommendation.

How long does a roof replacement take in the GTA?

Most residential roof replacements in Toronto take 1–3 days depending on the size and complexity. We prioritize a clean job site and make sure your home is fully protected from the elements every night.

What roofing materials do you use?

We use premium IKO and CertainTeed shingles, SOPREMA flat roofing, and Velux skylights. Certified ShingleMaster™ certified — the top 1% of roofers in North America. We install IKO, CertainTeed, and GAF architectural shingles with full-system ice and water shields that exceed the Ontario Building Code.

Do I need a permit for a roof replacement in Toronto?

In most cases, a standard re-roofing does not require a building permit in Toronto. However, if structural changes are involved, a permit may be needed. Universal Roofs handles all permit requirements for you.

Roof Repairs

What types of roof repairs do you handle?

We handle all types of roof repairs including shingle damage, leaks, flashing failures, vent pipe boot issues, ice dam damage, and storm damage. Our crews carry common materials on every truck so many repairs are completed same-day.

Do you offer emergency roof repair services?

Yes. Universal Roofs provides 24/7 emergency roof repair across Toronto and the GTA. We can tarp and secure active leaks quickly to prevent further interior damage to your home.

How much does a roof repair cost?

Roof repair costs depend on the extent of damage and materials needed. Minor repairs typically start around $300–$500, while more complex repairs may range from $800–$2,000+. We provide a transparent quote before any work begins.

Skylights

What skylight brands do you install?

We are certified Velux installers — the world's leading skylight brand. We install Velux fixed, venting, and solar-powered skylights with industry-leading energy ratings for Canadian climates.

Can you replace an old skylight during a roof replacement?

Absolutely. We strongly recommend replacing skylights that are over 15 years old during a roof replacement. It avoids having to disturb the new roof later and ensures a watertight seal.

How long do skylights last?

Quality Velux skylights typically last 20–30 years with proper installation. Older skylights may develop condensation, leaks, or seal failures. We offer free skylight inspections with every roof assessment.

Flat Roofing

What flat roofing systems do you install?

We specialize in SOPREMA membrane systems, Modified Bitumen (torch-on), and TPO single-ply membranes. These are proven performers in Toronto's freeze-thaw climate and are ideal for residential additions, garages, and low-slope commercial roofs.

How long does a flat roof last?

A properly installed flat roof using SOPREMA materials can last 20–25 years. TPO membranes can last 25–30 years. Regular maintenance — especially clearing drains and checking seams — extends the lifespan significantly.

Why is my flat roof pooling water?

Pooling usually means insufficient slope or blocked drains. Standing water accelerates membrane deterioration and can lead to leaks. We diagnose the root cause and can add tapered insulation or improve drainage to eliminate ponding.

Eavestrough, Soffit & Fascia

How often should eavestroughs be cleaned?

We recommend cleaning your eavestroughs at least twice a year — once in late spring and again in late fall after the leaves have dropped. Clogged gutters cause ice dams, fascia rot, and foundation water intrusion.

Can you install leaf guards on my eavestroughs?

Yes. We install heavy-duty aluminum leaf guard systems that keep debris out while allowing water flow. This reduces maintenance and prevents ice damming in Toronto winters.

Why are raccoons getting into my attic?

Raccoons typically enter through deteriorated soffit panels, damaged fascia, or uncapped roof vents. We repair the entry points with heavy-gauge aluminum and secure vent caps to prevent re-entry.

Attic Ventilation & Insulation

Why is attic ventilation important?

Proper attic ventilation prevents ice dams in winter and reduces cooling costs in summer. Poor airflow traps moisture that rots decking and shortens shingle life. We upgrade ridge vents, soffit vents, and baffles to meet current building code standards.

How do I know if my attic is poorly ventilated?

Signs include ice dams forming on eaves in winter, excessive heat in upstairs rooms during summer, mould or dark staining on roof sheathing, and peeling exterior paint. A quick attic inspection by our team can confirm the diagnosis and recommend the right fix.

Can you add insulation to my attic?

Yes. We install blown-in cellulose and batt insulation to bring your home up to the Ontario Building Code minimum of R-60. Proper insulation reduces energy bills and works hand-in-hand with ventilation to extend your roof's life.
